• severe encroachment on our home site; encroaches on our back yard and to within 48 feet from our house
• encroaches on Lot 4 significantly also
• total area as shown on drawing is 2690 sq. ft.
• elevation difference is 6 feet or more
• removes a 24” dbh Douglas fir, a 20” dbh hemlock, and the many  plants we have planted the past four years
• may require some changes to electric utility connection
• very expensive to build; requires more land for grading or a sizable retaining wall
• increases road surface width to 40 feet, plus 25’ x 60’ hammerhead is nearly all new road surface

In this picture, the small pink flag on the left (near the jeep and in front of the shrub)  is at point "S". Polly is standing at point "T". This would be cleared. Note the elevation difference (=cost) and the  invasion of our privacy that this would bring into our back yard.
